As our Maintenance Supervisor, you'll play a crucial role in preserving the beauty and functionality of our amazing property. Your expertise will ensure that our residents enjoy a comfortable and enjoyable lifestyle.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.

  • Responsible for the inventory, ordering and delivery of all necessary supplies and equipment for the maintenance, custodial and grounds teams under the direction and with the approval of the Property Manager.
  • Responsible for timely response to work order requests, make-readies, etc.
  • Responsible for scheduling and performing preventative maintenance.
  • Responsible for ensuring OSHA (Occupational Safety & Health Act) standards and company safety policies are complied with at all times.
  • On-call responsibilities.
  • Responsible for the scheduling and direct supervision of all in-house and/or vendor work.
  • Specifically, responsible for the scheduling of product review appointments in such a manner as to avoid “drop-in” sales calls.
  • Responsible for the research and evaluation of all current and potential products used in the maintenance and upkeep of the community.
  • Analyzes and resolves work problems or assists workers in solving work problems.
  • Initiates or suggests plans to motivate workers to achieve work goals.
  • Responsible for the supply and upkeep of all tools required by the Company.
  • Responsible for reporting unusual or extraordinary circumstances regarding the community or residents.
  • Provide constant vendor/contractor communications concerning work scheduling, billings, vendor relations and certificate of insurance.
  • Responsible for maintaining the required community uniform and ensuring a professional appearance and attitude for all maintenance, custodial and grounds personnel at all times.
  • Responsible for courteous, efficient response at all times.
  • Thorough knowledge of company policies and procedures.
  • Responsible for seeking educational opportunities and self-improvement for personal growth and development.

SUPERVISORY RESPONSIBILITIES: Carry out supervisory responsibilities in accordance with Company policies and applicable laws. Responsibilities include planning, assigning, and directing work; appraising performance; rewarding and disciplining team members; addressing complaints and resolving problems.

QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. DRIVING REQUIREMENTS: Must have a valid driver’s license and the ability to drive to daily activities.

EDUCATION and/or EXPERIENCE: High school diploma or general education degree (GED); and 3 to 5 years of related experience and/or training; or equivalent combination of education and experience.

LEADERSHIP and STAFF DEVELOPMENT: Experience in managing diverse workforce. Ability to manage conflict, provide direction, and drive business results by managing the performance of staff members.

LANGUAGE SKILLS: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively with customers one-on-one or groups of team members of organization.

REASONING ABILITY: Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.

CERTIFICATES, LICENSES, REGISTRATIONS: Heating, ventilation and air conditioning (HVAC) certification is required for this position.

PHYSICAL DEMANDS: The team member is frequently required to sit; stoop, kneel, crouch, or crawl. The team member must frequently lift and/or move up to 50 pounds, and on rare occasions, move more than 100 pounds. Team members will be required to climb ladders.
